Why specifications matter more than rate per square foot

When comparing construction quotations, contractors often quote a rate per square foot. But that rate is meaningless without specifications. One contractor may be pricing premium finishes while another quotes basic materials, yet both give a single rate. The difference emerges only when you read the detail. Specifications define exactly what steel grade will be used, what cement brand and type, what brick or block quality, what waterproofing system, what pipe and wiring standards will be followed. Without this clarity, the lowest quotation may deliver the lowest quality.

Structural materials and their impact

Steel reinforcement comes in different grades, most commonly Grade 60 or Grade 500 in Pakistan. The grade affects strength and cost. Your structural engineer should specify the required grade based on loads and design. Always confirm that the steel meets the specified grade—counterfeit or downgraded steel is a real risk on some sites.

Cement grade (ordinary Portland cement or OPC vs. high-strength varieties) affects concrete strength, curing time and durability in harsh climates. For Lahore’s temperature and humidity variations, the choice matters. Confirm the cement brand and grade in your specification.

Bricks or concrete blocks should also be specified by type and quality grade. Wire-cut bricks, kiln bricks and concrete blocks have different strengths, water absorption and appearance. If your design includes exposed brickwork, the brick quality becomes part of the aesthetic.

Aggregate size and source influence concrete performance. Sand should be washed and free of clay or salt; coarse aggregate should be well-graded stone or gravel from an approved source. Poor-quality aggregate leads to weak concrete and future deterioration.

Waterproofing and concealed systems

Waterproofing should be specified as a system, not just a product. It includes surface preparation, membrane type (bituminous, polymer, hybrid), thickness, overlaps, edge treatments, drainage layers and protection. Terraces, basements, bathrooms and wet kitchens all need appropriate waterproofing details. The specification should name the waterproofing brand or approved equivalent and describe the method of application.

Plumbing materials (pipe types, fittings, brass quality) and electrical wiring (cable cross-section, insulation standard) should be specified clearly. Using non-standard or substandard plumbing and electrical materials creates safety risks and limits future maintenance options.

Interior finish specifications

Flooring specifications should include tile type and grade, grout color and type, adhesive standards and sealant requirements. For timber flooring, wood species, thickness, finish and installation method matter. For stone, the quarry or origin, sealing requirements and cleaning restrictions should be noted.

Paint specifications should cover primer, finish coat type (acrylic, enamel, specialist), color and application method. Number of coats and surface preparation are often overlooked but affect longevity.

Joinery and woodwork should specify wood type (teak, shesham, plywood construction), joint methods, finish (polish, paint, stain) and hardware (hinges, locks, handles) standards.

Sanitary ware and fixtures should include brand, model and material. Ceramic, vitreous china and acrylic are different categories with different durability and maintenance requirements.

How to use specifications in your construction project

Request a detailed material specification document from your contractor or consultant before construction starts. Review it against the drawing intent and your budget. If something is unclear or below your expectations, negotiate it now—changes mid-construction are expensive.

Mention the specification in your contract and refer back to it when approving materials on site. Some contractors will try to substitute materials claiming equivalence; your specification protects you from accepting inferior alternatives.

Keep a copy of approved material samples or certificates on site. When materials arrive, verify them against samples and specifications before installation.
